    From identifying the right building for acquisition under the appropriate loan program, to tenant engagement and education; from full pro forma development to achieve financing approval, to long term asset management planning; from contract negotiation, to inspection coordination, to close of escrow: our experienced team will be with you every step of the way.

  • Physical Needs Assessment

    Our experienced construction manager will partner with you to conduct onsite site assessments to determine needed renovations, including investigating the potential and subsequent cost for ADU construction. We’ll work with you to create a budge to be included in the pro forma.

  • Real Estate Pro Forma Development

    All potential acquisitions go through a detailed underwriting process with MOHCD. SFCLT has years of experience completing excel based financial models in order to project out building level cashflow over the maturity of properties prospective loans, to ensure projects are feasible.

  • Long Term Asset Management

    We’ll provide guidance on looking ahead to the future of your new acquisition, including a 10 year projection of renovation needs, income & expenses. We have years of experience using MOHCD’s DAHLIA system for lease up, and will usher you through the process.
