Whether you are interested in a full property donation, having your existing mortgage purchased from you, offering a bargain sale, or something else – your generous gift allows us to maintain your home for generations to come as housing that is both high quality and affordable for San Franciscans. We will work with you to meet your timeline and preferences for how your property is managed into the future.

Donation Types

Single Family Homes, TIC, and Condos:

SFCLT will continue to own and steward the land, we will carry out any necessary work on the building and then sell the building at a below market price to a low-income family who has completed our homeownership education program; we will continue to steward the land and support the future household through any hardships

Duplexes, Triplexes, and Apartment Buildings

keeping current residents in place and assuring the continued affordability of their rents, SFCLT will make any improvements needed to the building to achieve our Healthy Homes standard and continue to provide quality affordable housing for generations to come

Limited Equity Housing Cooperatives (LEHCs)

SFCLT can also work with existing residents in a multi-family building to transition to an LEHC where residents have ownership stake in their unit and can build equity while collectively governing and maintaining the building, with SFCLT as the steward of the land supporting the households and collective as needed

Vacant Land & Other Property

SFCLT can own and steward commercial spaces renting them to nonprofits at an affordable rate, as well as vacant land for future housing development or use as community space for gatherings and gardening – the possibilities are endless!

  1. What kinds of properties can be donated to SFCLT?

SFCLT can accept many types of real estate, including multi-family or mixed-use buildings, rental properties, single-family homes, condos, TICs, vacant land, and other marketable property. Each donation is thoughtfully evaluated to ensure it can be stewarded long-term as affordable housing or other use that serves the community.

2. How does donating my property help future generations?

When you donate property to SFCLT, it is removed from the speculative market and held in trust for the community – forever. That means the families who live there today, and those who come after them, can count on stable, affordable homes. Your generosity helps keep San Francisco diverse, vibrant, and livable for generations to come.

3. What is the process like for someone considering a property donation?

It starts with a no-pressure, confidential conversation. SFCLT takes time to understand your goals, your property, and the legacy you hope to create. From there, our team guides you through due diligence and next steps, working collaboratively with you and your advisors to ensure the process is clear, respectful, and aligned with your intentions.

Are there tax benefits to donating real estate?

San Francisco Community Land Trust is a 501(c)(3) nonprofit organization, and donations of real estate may be tax-deductible to the extent allowed by law. Many donors appreciate the potential to reduce capital gains taxes while supporting affordable housing.
